Questions we're often asked.

A little more about how we work, what we do and what to expect when buying with Lobik Advisory.

FAQs

What does a buyer's agent actually do?

A buyer's agent represents the purchaser throughout the property buying process, providing professional advice, market knowledge and negotiation expertise.

At Lobik Advisory, our role extends well beyond finding a home. We help our clients understand the market, identify suitable opportunities, assess their value, undertake due diligence and develop the right purchasing strategy.

Importantly, we are also here to advise when a property isn't the right fit or doesn't represent sound value.

We bring together local insight, commercial judgment and experienced representation to help our clients make informed decisions and secure homes that genuinely meet their needs.

What is the difference between a buyer's agent and a selling agent?

A selling agent is appointed by the property owner to market and sell their property, representing the seller's interests throughout the transaction.

A buyer's agent represents the purchaser, providing independent advice and acting in their interests throughout the buying process.

At Lobik Advisory, we work exclusively for our buyers. We have no properties to sell and no incentive to recommend a property that isn't right for our client.

Our role is to assess opportunities objectively, provide informed advice on suitability and value, and represent our clients' interests when negotiating a purchase.

Which areas of Perth do you cover?

Lobik Advisory specialises in Perth's premium residential property market, with particular expertise across the western suburbs, including Cottesloe, Peppermint Grove, Mosman Park, Claremont, Swanbourne, Nedlands, Dalkeith, City Beach, East Fremantle, Bicton, Applecross and surrounding areas.

We also assist buyers across other established Perth locations, depending on their property requirements and individual circumstances.

Our approach is guided by the needs of each client, rather than restricting the search to a particular suburb or postcode.

Do you only work with luxury property buyers?

While we specialise in Perth's premium residential market, our work isn't defined solely by a property's price.

We represent buyers who value independent advice, sound judgment and experienced representation when purchasing a home.

Our clients include families looking for their next home, professionals with limited time, buyers relocating to Perth and those navigating an important change in their property needs.

What matters most is that we understand what you are looking to achieve and that our service is the right fit.

How are your fees structured?

Our fees reflect the level of service and representation required.

We offer a comprehensive property search and acquisition service, supporting clients from the initial brief through to securing their property. We also provide tailored services for buyers who have already identified a property and require independent advice, due diligence and negotiation support.

Following an initial conversation, we will recommend the most appropriate service and provide a clear outline of the scope and associated fees before proceeding.

Our focus is on providing meaningful advice and representation that adds value to your purchasing decision.

Can you help me buy an off-market property in Perth?

Yes. Identifying off-market and pre-market opportunities is an important part of our work.

Through our established relationships with selling agents and broader property network, we are often made aware of properties before they are publicly advertised.

However, we don't believe an off-market property is automatically a better opportunity. Each property still needs to be assessed against your brief, its market value and the terms of the transaction.

Our role is to consider the full market, both advertised and unadvertised, and help you identify and secure the property that is genuinely right for you.

Can you help if I've already found a property I want to buy?

Absolutely. You don't need to engage us for a full property search to benefit from independent buyer representation.

Many clients approach us having already identified a property, whether through an online listing, an inspection or a conversation with a selling agent.

We can step in to assess the property's suitability, establish our view on market value, guide due diligence and develop and manage the negotiation strategy on your behalf.

Our single-property and negotiation services are designed for buyers who have found a potential home but want experienced advice and representation before committing to the purchase.

How Is a Property’s Market Value Determined in Perth?

Understanding a property's market value is a fundamental part of our advisory work.

We consider recent comparable sales, local market conditions, buyer demand and the individual characteristics of the property, including its location, landholding, design, condition and future potential.

We also assess how it compares with other opportunities in the market, recognising that a seller's asking price doesn't necessarily reflect its market value.

Our role is to provide an informed, independent assessment of what we believe the property is worth, helping our clients make purchasing decisions based on evidence and sound judgment rather than simply responding to seller expectations or market competition.

Can a buyer's agent negotiate a better purchase price?

Experienced representation can make a meaningful difference to both the price paid and the terms on which a property is secured.

We approach each negotiation with an understanding of the property's market value, the seller's circumstances, competing buyer interest and the opportunities available within the transaction.

There is no single negotiation strategy that works for every property. Our role is to determine the most appropriate approach, knowing when to negotiate, when to act decisively and when a property doesn't represent the right value.

The best purchasing outcome isn't always simply the lowest price. It's securing the right property at a price and on terms that make sense for you.

What due diligence do you undertake before purchasing a property?

Understanding what you are buying is just as important as identifying the right property.

Our due diligence considers matters that may influence a property's value, suitability or future use. Depending on the property, this can include comparable sales, title and planning considerations, property documentation, physical condition and potential risks.

We also look beyond the immediate purchase, considering how the property may serve your needs over time and whether there are factors that warrant further investigation.

Where specialist advice is required, we work alongside relevant professionals, including building inspectors, engineers, legal advisers, settlement agents, landscape architects and architects.

Our role is to bring the relevant information together, identify concerns early and help you make a well-informed purchasing decision.

I live interstate, regionally or overseas. Can you still help me buy in Perth?

Yes. We assist buyers who aren't based in Perth or who are unable to be physically present throughout the purchasing process.

We can manage the property search, attend inspections, provide detailed feedback, coordinate due diligence and represent you in negotiations.

Through regular communication, video calls and property updates, we ensure you are informed and involved in the decisions that matter, without needing to be here at every stage.

For clients relocating or returning to Perth, we also help navigate the local property market and assess which locations and properties best align with their lifestyle and longer-term plans.

How long does the buying process usually take?

Every property search is different, and the timeframe depends on your requirements, preferred locations, budget and the opportunities available in the market.

Some clients secure a suitable property relatively quickly, while others require a longer search, particularly where their brief is highly specific.

We work proactively to identify opportunities and progress the process, but we don't believe in purchasing simply for the sake of purchasing.

Our focus is on finding the right property and securing it.

What happens after we engage Lobik Advisory?

We begin by developing a clear understanding of your property brief, including your preferred locations, lifestyle priorities, budget and longer-term plans.

From there, we establish a considered search and purchasing strategy. We draw on our local knowledge and relationships to identify opportunities, assess properties against your brief and provide independent advice on suitability and value.

When the right property is identified, we guide the due diligence, develop a purchasing strategy and manage negotiations on your behalf.

Throughout the process, we remain closely involved, providing clear communication, informed recommendations and experienced representation through to a successful settlement.

How do we get started with Lobik Advisory?

It starts with a conversation.

We take the time to understand what you are looking to purchase, your priorities, where you are in the buying process and what you are hoping to achieve.

From there, we will explain how we work, discuss the services most relevant to your circumstances and determine whether we are the right fit to assist.

You can get in touch through our website to arrange an initial discussion.
